Patios

Paver patios and outdoor living spaces that stay level for decades, because the base and the drainage underneath are done right. We build patios for homeowners across Fairfax County, Stafford, and the rest of Northern Virginia.

How We Work

Our Process

  1. 01

    Assess

We measure the space, check slopes and downspouts, and design a layout that fits how you actually want to use the yard.

  2. 02

    Prep & grade

Excavation to proper depth, geotextile where needed, and a compacted stone base pitched so rainwater drains off the patio, never toward the house.

  3. 03

    Install

Pavers laid tight and true, edges restrained, joints filled with polymeric sand, walls and fire pits built to spec.

  4. 04

    Clean up & walkthrough

Site cleaned, surfaces compacted and swept, and a walkthrough covering sealing options and simple care.

The JGaskins Difference

Why It Matters

A patio that heaves, sinks, or puddles wasn't built wrong on top, it was built wrong underneath. Because we handle grading and drainage in-house, your patio sheds water instead of collecting it, which is what keeps it flat through Virginia's freeze-thaw winters.

Good Questions

FAQ

How much does a paver patio cost?

Every project starts with a free on-site estimate. Cost depends on size, the pavers you choose, and extras like fire pits or seating walls. We'll design around your budget and give you a clear, itemized number.

How long does a patio build take?

Most patios are finished in three to five days, including excavation and base work. Larger projects with walls or steps can run longer, you'll get a realistic timeline up front.

How long will a paver patio last?

Decades. Pavers themselves are rated for generations; what fails is the base. Built on properly compacted stone with good drainage, your patio stays level, and individual pavers can be lifted and re-set if anything ever shifts.

Can you add a fire pit or seating wall?

Yes. Fire pit areas, seating walls, steps, and walkways are all part of what we build. Adding them during the initial build is more cost-effective than adding them later, so mention them at the estimate.
